Please walk us through your business model.

We work on a model of identifying clear, marketable land in upcoming areas of Bangalore and purchase these for development. We then develop the land with all infrastructure and necessary approvals and deliver it to our customers to bring to life their dream of owning a home (shelter).

What is the philosophy, mission and vision behind Greater Bangalore Eco Assets?

Our vision is to provide customers with affordable, ‘value for money’ properties in highly appreciating areas and to create a stress-free, healthy and sustainable environment using eco-friendly practices.

We aim to continuously improve our competitive edge through innovations, motivations, suggestion and customer feedback.

What are the advantages of investing in land/villa plots/gated communities?

The advantage of investing in land/villa plots is that your property is practically recession–free – the value of land will always appreciate over a period of time. It also ensures secured and peaceful living in a community, with total privacy and a lot of open space to relax and enjoy.

What guidelines should one follow for investing in land/plots safely?

One has to check for a marketable title, the reputation of the developer and the location of their investment with good development potential.

What is your take on Hosur/Chikkabalapur as an investment destination? How have investments there fared and what is the future potential for growth?

There are various factors behind Hosur/Chikkabalapur becoming an ideal investment destination.

Hosur

  • Hosur is already an industrially developed area, with over 1000 large-scale industries and over 3000 small and medium-scale industries.
  • Hosur has a similar climate as that of Bangalore, which is most sought after for both industries and housing.
  • The presence of an existing airport (awaiting permission for commercial operations). Once this airport is functional, it would facilitate the growth of industries and the IT sector.
  • The government is promoting Tier II and Tier III cities. With several Special Economic Zones being developed in Hosur, it is sure to be at par with Bangalore shortly.
  • Close proximity to Bangalore – Bangalore’s infrastructure without boundaries is at close at hand for Hosur, which welcomes professionals to reside at Hosur.

Chikkabalapur

  • Chikkabalapur is in close proximity to the Bangalore International Airport (25 km).
  • Chikkabalpaur has recently been made a District and the Karnataka government has announced its plans to make Chikkaballapur a satellite town of Bangalore.
  • There are several Special Economic Zones announced in Chikkabalapur. IIT Bangalore is planned to be set up in Chikkabalapur.
  • Since it is the birthplace of the great scientist Sir Vishweshwaraya, a Knowledge Park has been planned in Chikkabalapur.

All these factors will ensure tremendous potential for growth in real estate investments in these locations.

All these factors welcome young professionals from all over India. Greater Bangalore becomes a perfect destination for them for both investment and to have a home.

Do you have any plans of expanding your operations in other locations in the future?

We are looking at Ooty and Coorg. We have already identified some lands and would shortly be developing some properties here, but this still in the conceptual state.
